Investor’s Construction and Technical Supervision



Performing construction and technical supervision on behalf of the investor throughout the entire construction phase, including:



Preparation of detailed analyses of the project and reviews of all relevant requirements of the state and self-administrating authorities such as the Emergency Plan, Health and Safety Procedures, conditions for constructions carried out in hygienic protection zones, etc. for the construction provider. Getting familiar with all data relevant for the construction preparatory phase, namely with the architect’s project of the golf course, content of agreements covering the golf course construction and regulations stipulated in the issued Construction and Water Permits. Assurance of compliance with the regulations stipulated in the Construction and Water Permits and securing the role of construction supervisor for the entire construction phase. Performing regular reviews of the supplied material and services to assure their compliance with the project data. Management of each construction site hand-over and its recording in the construction logs, arranging and performing regular construction controls pursuant to the relevant Acts and processing all data, reports and regulations necessary to assure compliance with the respective legislation, including regular reporting of the performed controlling.

Assurance of keeping regular and accurate track of the construction documentation pursuant to which individual parts of the construction are performed and archiving documentation for the completed parts of construction. Processing regular reports for the investor about the construction prospect, updating the construction timeline and proposing solutions for points of conflict. Performing the factual and numerical check of any data and invoices (i.e. their correctness and completeness) and assuring their compliance with the conditions stipulated in the relevant agreements. Presentation of all checked invoices to the investor for final approval prior to their payment to the supplier. Securing and synchronizing the course architect’s work with the construction provider, assurance that the instructions given by the head engineer or a person performing the technical supervision on the investor’s behalf are followed and the supplies of material and work are coorcinated with the adequate project stage. Co-operation with the construction provider upon rectification of flaws and uncompleted construction parts, controlling whether the required and agreed tests of materials, finished jobs and constructions are performed by the construction provider and the results are archived together with documents confirming the quality of the performed works and supplied materials (certificates, attests, protocols, etc.).

Regular review of construction logs pursuant to conditions stipulated in the relevant agreements. Review of the construction timeline and regulations stipulated in the relevant agreements and notifying the construction provider about a failure to keep a particular deadline. Preparation of data for the contractual penalty claims.

Preparation of data necessary for the construction hand-over of the entire site or its individual parts and co-ordination of negotiations about hand-over and acceptance of the finished parts of the construction. Co-operation upon construction performance, supervision and assurance of compliance with all issued rulings and permits (Planning Permits, Construction Permits, Water Permits, Approvals of interference with important land marks, landscape character and others) and dealing with potential unintentional breaches of the above mentioned Permits.
